As a real estate investor it can sometimes be tough to find motivated sellers. Even with the bailout actions of the government, property values continue to fall and competition is making it challenging for investors.

Thanks to a sagging economy finding motivated sellers is not difficult. There really isn’t. How do you get them calling you?

There is no questioning the power of the internet for finding motivated sellers. Certainly, there are virtually scores of businesses hocking lists of motivated sellers. What I’m intimating is a website that an investor controls and owns. Basically, a motivated lead funnel, or website, that you own.

So how should you execute such a solution? It starts with an excellent web presence. It must go far in showing you as a serious business with sufficient capital and knowledge to solve the problems of motivated sellers. It should illustrate that you have solved dilemmas for other motivated sellers. You’ll want to use convincing copy writing techniques to convince your visitors to want to contact you. It should contain avenues for them to submit their property details and contact information to you.

The first step is to create an excellent visual design or pay a graphic designer to do it for you. Or you could substitute a template that you’ve customized. Making something from scratch or buying a template from a store will require coding competence. You must have capital to hire someone. Your time is valuable so you should determine what it’s worth. Should you allow yourself to make $20 per hour to create the solution yourself? Do you have more time than money?

Happy customer testimonials should be littered throughout. Use your offline credibility kit and migrate it to an online fashion. If you don’t have actual numbers and real quotes get them. You should also consider audio testimonials. There is nothing more convincing than a satisfied customer.

Use convincing sales copy to prod your visitors to complete your online forms. It’s no secret that Dan Kennedy is a great person to emulate when writing your copy. He’s a proven professional when it comes to copy writing. Get his book called, The Ultimate Sales Letter, and read it cover to cover. Then write each page of your website ending each one with a call to action.

Lastly, include a slew of strategically placed lead generators. These are forms online that your visitors fill out. Property information and contact info should be secured on the forms. Some database programming here is necessary to link the form fields to the database records.

Now that your site is live the last step is getting motivated sellers to see it. Ads on Yahoo, Google and MSN can be an effective way to do this. You can accomplish this with SEO and paid advertising. When you start getting visitors you may discover that you need to modify your content. If the visitors are not converting to leads as well as you would expect then rewrite your content or rearrange how the copy is displayed. You’ll be able to use paid listings and SEO to gain sufficient traffic to capture motivated sellers on your website.
